Coastal Towns

Coastal remodeling on the South Shore requires a different level of expertise than inland work. Salt air accelerates corrosion on fasteners, flashing, and mechanical components. Storm surge and flood zone regulations dictate foundation types, finished floor elevations, and flood vent placement. Impact-resistant windows and doors are often required or strongly advisable. Historic District Towns

Hingham, Cohasset

Hingham and Cohasset both have active Local Historic District Commissions that review exterior alterations to properties within their boundaries. This adds a review step before a building permit can be issued — and requires material selections, window profiles, and architectural details that are appropriate to the period of the home. We understand the HDC process and work alongside designers and homeowners to find solutions that satisfy the commission without compromising the renovation.

Wetland & Conservation Towns

Norwell, Hanover, Pembroke, Duxbury

Inland South Shore towns have extensive wetland resources — river corridors, vernal pools, and inland marshes — that trigger Conservation Commission review for projects within 100 feet of a resource area. We identify wetland buffers early in the design process, work with your engineering consultant on any required filings, and design additions and site work to stay within the buildable envelope.

Additions & ADUs

Home additions and accessory dwelling units are among the most complex projects a contractor can take on — they require structural engineering, permit coordination across multiple departments, and seamless integration with the existing home. We have completed additions ranging from modest mudroom expansions to full second-story additions and detached ADUs. Our process includes a thorough pre-design site assessment so there are no surprises once work begins.

Permitting & Regulation

The South Shore regulatory landscape

Every South Shore town has its own building department, zoning bylaws, and regulatory bodies. Understanding which agencies are involved — and in what order — is essential to keeping a project on schedule. Here is how the landscape breaks down across the nine towns we serve.

Building Permits

All nine towns issue building permits through their local Building Department. Standard residential permits — kitchens, bathrooms, additions — typically take 2 to 4 weeks from a complete application. We handle all building permit applications directly.

Conservation Commission

Projects within 100 feet of a wetland, stream, pond, or coastal resource area require a Notice of Intent filed with the local Conservation Commission under the Massachusetts Wetlands Protection Act. We work directly with your engineering consultant to navigate these filings.

Historic District Commission

Hingham and Cohasset have active Local Historic District Commissions that review exterior alterations to properties within their historic districts. HDC approval is required before a building permit is issued. We work with your design team to prepare HDC applications and coordinate the review process.

This means permit timelines are built into the project schedule from day one, and there are no surprises when we go to pull permits.
