Entry-Level Refresh
Cabinet refacing or stock/semi-custom cabinet replacement, new countertops (quartz or granite), new flooring, and hardware updates. Layout stays the same. Best for kitchens that are dated but functional with a sound existing layout. Appliances are owner-furnished, contractor-installed (OFCI).
Mid-Range Renovation
Full cabinet replacement with semi-custom or custom cabinetry, layout changes (moving an island, opening to an adjacent room), new countertops, backsplash, and flooring, and electrical and plumbing updates as needed. Appliances and lighting are owner-furnished, contractor-installed (OFCI). This is where most South Shore homeowners land.
Full Custom Renovation
Full custom cabinetry, structural changes (removing walls, raising ceilings, adding a bump-out), premium countertops (marble, quartzite, thick quartz), custom range hood fabrication and installation, heated floors, and custom lighting rough-in and installation. Labor costs here run higher than national averages. Skilled finish carpenters, tile setters, and painters who do this work at a high level are in demand on the South Shore. Fixed-price contracts
We use fixed-price contracts, not time-and-materials. The price in your contract is the price you pay, barring unforeseen conditions discovered during demolition (which we document and discuss with you before proceeding).
OFCI for appliances and lighting
Appliances and lighting fixtures are owner-furnished, contractor-installed (OFCI). You select and purchase every appliance and fixture to match your exact taste and specification; we handle all installation, rough-in, electrical connections, and commissioning. Your contract reflects labor and installation costs for these items; the equipment cost is yours to manage directly with your supplier.
Permits included
All building, electrical, and plumbing permit fees are included in our pricing. We handle all applications and coordinate inspections. You do not deal with the building department.
No surprises policy
If we open a wall and find something unexpected, such as knob-and-tube wiring, lead paint, or a structural issue, we stop, document it, and discuss the options and costs with you before proceeding. Nothing happens without your approval.
